Working for Principal Contractor, Warings Construction, under a Design and Build Contract through the Southern Construction Framework, we provided Architect and Lead Designer Services to deliver the technical design and construction detailing.
Initially, our team assisted Warings at the bidding and interview stages, providing design evaluation, assisting with tender pricing through provision of initial design input and providing advice on value engineering options. This included changing the building structure from a concrete to a steel frame and enhancing the building mass.
The building contains 6th form general and vocational teaching accommodation for hair and beauty, common room, staff facilities and a nursery to enable the young mothers to gain access to childcare whilst training.
The technical design was developed in close liaison with Reading Borough Council and their Employers Agent to ensure that the design brief was met in full and the project was completed on time and budget.
The project achieved a BREEAM Excellent rating, exceeding the KPI target of Very Good.
